Brickell Gets Good News: Offices Construction Unlikely to Take Lanes


Phase one of Foram Group’s Brickell Financial Centre, a 601,379-square-foot, 40-story office tower set for completion in January 2010, is on a large-enough site – 3.5 acres – that there should be little need to block right of way, said Danet Linares, senior vice president, director of real estate services.

“We’re a pretty self-contained site,” she said. “We have such a large property that we really don’t see a need to block streets the way other projects have blocked streets and sidewalks.”

The project, at 680 Brickell Ave., is to top off April 1, 2009, she said. “We’ve got the largest trucks on site right now.”

Brickell-area drivers can expect short, periodic lane closures, Ms. Linares said, but at night.

“We’re trying to minimize as much disruption to the public as possible.”

She noted also the protective covering the developer erected over the neighboring walkway.

“We put that up there so we didn’t have to close the sidewalk,” she said.

Still to be determined: the construction schedule for the project’s second phase, a 68-story tower of 400,000 square feet of Class I office space, 15,000 square feet of retail, a 360-room hotel and 134 luxury condominiums.

Because the building is to be set back from Brickell, construction shouldn’t affect the avenue, Ms. Linares said.
